Make your home stand out in a market full of homes for sale

In most real estate markets across the country, there is a plethora of homes for sale. So, what makes your home stand out? Why should someone choose yours over the neighbor’s or the people down the street? Many variables go into that question such as price, location, advertising, and the quality and competency of the realtor you list with! Here are some suggestions of things to do to sell your home quicker and for more money!
  1. In the basement, vacuum around the furnace, hot water heater, oil tanks, and anything else that is installed. Collect all dust and debris to make all corners crisp and clean. Have your furnace serviced and cleaned.
  2. Update all landscaping, mow, edge, mulch, trim hedges and shrubs, pull the weeds out of the driveway.
  3. Have your carpets professionally cleaned.  People don’t buy clothes that are dirty, why would they buy a house with cruddy carpet?
  4. Declutter, remove majority of your photos on display, box up anything you don’t need and choose a specific room or rent a storage locker to store until you move. Most consumers have a tough time envisioning themselves in the home, when its overflowing with your personal items.
  5. Paint a couple accent walls with soft, warm, and neutral colors. This makes a huge difference, its amazing!
  6. Don’t over do it with the candles and other air fresheners. When a buyer walks into a home and their senses are assaulted by air fresheners, it doesn’t scream “buy me.”
  7. Don’t smoke in the home while its listed.
  8. Create a binder of all major receipts of purchases for the home, such as refridgerator, stove, dishwasher, washer and dryer, lawn treatments, types of plants, as well as a brief history of problems within the home and how you corrected each item. Include a year’s worth of utility bills, summarize them on a page and average them out over twelve months. Buyers want details.
  9. Give your agent permission to be brutally honest with you about odors in your home, colors that need to change, or any other suggestions he or she as a real estate professional feels is worth doing to get you top dollar. It would be advantageous to call a home staging company, though this will cost up front, it is well worth the investment.
